GROUND BREAKING - FINAL BUILD OUT

This is a recommended inspection schedule for new construction and the amount of time on site will vary with the size and scope of the project. If the opportunity presents itself then a meeting prior to signing your agreement with the builder would be beneficial. Typically builders have special restrictive clauses in their agreements relating to independent property inspectors. What we want to do is to give you the maximum amount of protection and support during the build process. This will provide you with a much better built home and more peace of mind. Once you decide on the inspections you require, then I can give you a firm quote. Each site visit is $225.00 except for the pre sheet rock inspection and the final inspection. The pre sheet rock inspection prices out at $425.00. The final inspection fee is based on the bedroom count and comes straight off of my price list posted on my web site. Our Pricing

  1. Property site visit prior to disturbing the land. A copy of the building plans would be helpful.
     
  2. Footing inspection prior to concrete pour
     
  3. Foundation inspection prior to concrete pour
     
  4. Supervise pour of foundation, First hour
     
  5. Rough plumbing in slab
     
  6. Slab inspection prior to pour
     
  7. Slab pour supervision, first hour
     
  8. Water proofing of foundation wall and foundation drain
     
  9. Back fill procedures
     
  10. Framing start, 2 visits
     
  11. Exterior weatherproofing, property wrap and covering prior to window install or door install.
     
  12. Brick start and middle of brick install minimum of 2 visits.
     
  13. Pre sheet rock inspection. This is when we check all of the framing, the roof structure, the rough plumbing, rough heating and air and rough electrical. This must be done once the county has inspected and before we begin the insulation install.
     
  14. Insulation inspection prior to sheet rock installation. This checks for all air leaks and proper exterior wall intrusion.
     
  15. The final inspection 10 days prior to closing. All systems to be in and operational with all utilities turned on.

Do you adhere to any particular codes and standards? 

1. My inspections are performed according to the Standards of Practice of the American Society of Home Inspectors (ASHI) These standards are available upon request. Code reports can be produced including code numbers upon request. + ($125.00) 
2. The Georgia Certified Professional Home Builder Program has rigid requirements for both home builders and home inspectors. Before selecting a home inspector for your newly constructed home ask you inspector if they meet these requirements. CPHB inspector requirements. 

What qualifies you to inspect our home? 

1. I am CABO and 1998 One and Two Family Dwelling code certified and a Residential Combination code certified inspector. Registration number 4022

2. I am a member of BOCA, Building Officials Code Administrators who publish the CABO codes.

3. I am a member of ICC member number 5137882

4. Certificate of License issued by Fulton County. Certificate number 033671

5. I am a ASHI Certified Inspector, of The American Society of Home Inspectors (ASHI) # 204406.

 

Can you supply us with references? 

Yes, as many as you would like, including client questionnaires.  My reports and findings are thorough, uncovering defects that the current owners are generally aware of plus other items that they may not know exist.
